In Gibson County, Dyer holds the coverage described further down this page. Incorporated December 1899. This is the town of Dyer, in Gibson County — it is not in Dyer County, whose seat is Dyersburg about twenty miles west.

Twenty-two road miles separate this town from the desk at Dyersburg, and the run is straightforward: Trenton is eight miles on, Kenton eight the other way, Newbern twelve and Milan fifteen. Nothing about the approach is difficult — the 45W corridor is good road and the town is compact enough to cross in a few minutes. The genuine constraint is not the driving but the dispatch record. A job written down as Dyer, Tennessee gets filed under the wrong county by any system matching on the name alone, and that is worth correcting on the first call rather than the third.

Losses group in two bands. The older blocks around the town center hold the oldest plumbing and the oldest roof coverings, and they produce the slow failures — a supply line weeping into a crawl space, a valley flashing that has been letting go for a season. Newer building along the highway produces the fast ones instead, mostly appliance and connection failures in houses young enough that nothing has aged out yet. The low ground toward the North Fork is a third case again, where the problem arrives from outside the building.

Gibson County is one of eight West Tennessee counties that enforce building codes locally rather than through the state, but the enforcement is not countywide. It lives in Milan's Building and Codes department, which adopted the 2018 International codes with the energy code excepted, effective 12 February 2021, and in Humboldt's city building inspector. Neither of those reaches this town, and the four Gibson jurisdictions that take the state residential permit do not include it either. So no inspector of any kind attaches automatically to a rebuild here, and the arrangement has to be established with the town office directly.

Dyer is a small town of a couple of thousand people with a nineteenth-century core and twentieth-century growth around it. Frame and brick on crawl spaces, single story for the most part, with a town water and sewer system sized for a place this size.

Dyer was chartered on 1 December 1899 as a railroad town called Dyer Station, and it sits at 367 feet. The population has been drifting down for a quarter of a century — 2,406 in 2000, 2,341 in 2010, 2,308 in 2020 — after a long climb from 401 residents in 1880 and 1,864 in 1950. That combination, a long build-out followed by a slow decline, leaves an old stock that has not been substantially replaced. The city provides water, sewer and refuse with fifteen employees; Gibson Electric Membership Corporation supplies power and Gibson County Utility District the gas.
