The owner walks the non-salvageable list personally before anything is discarded, and disagreements are settled in their favor.

  3. Pack for the trip, not just for the box

    Materials are matched to the item, cartons are numbered against the inventory, and soot-covered goods are bagged so they do not contaminate clean ones in the truck. Loading is planned around the actual drive time to the cleaning location. Items staying on site are wrapped and moved to a room that is out of the work zone.

  4. Clean by material off site

    Ultrasonic cleaning for hard goods, textile processing for washables, and hand cleaning for finished furniture, each with the residue type in mind. Deodorizing is done to the item rather than to the room it will return to. Anything that fails to come clean is rechecked before it is written off.

  5. Hold, then return on the building's schedule

    Cleaned contents stay in storage until the structure is genuinely finished, since returning goods into a house that still has open ceilings or active odor work undoes the cleaning. Delivery is scheduled room by room against the same inventory. Whatever was not salvageable comes back to the owner as a documented list for the claim.

Drying is done with the building closed and conditioned rather than with windows open, except in the narrow conditions where outside air is genuinely drier.

Does everything have to leave the house?

No. A pack-out makes sense when the cleaning or demolition scope needs the rooms empty, when the building is not secure, or when the contents need treatment that cannot be done on site. Plenty of smoke jobs are handled by moving contents into an unaffected room and cleaning them in place.

What usually cannot be saved?

Food, cosmetics and medicine that were exposed, mattresses and pillows that took on smoke, heavily charred upholstered furniture, and particleboard case goods that swelled from suppression water. Soft goods with a heavy synthetic-smoke residue are frequently a replacement item rather than a cleaning item. Every one of those calls is shown to the owner with the reason attached.

I rent my house. Are my things handled separately from the building?

Yes. A tenant authorizes work on their own belongings, and the owner authorizes work on the structure, which frequently means two policies and two adjusters on one address. Keeping the inventories separate from the beginning prevents the two scopes from being argued about later.

How long will my belongings be in storage?

Usually as long as the structural repair takes, which normally means weeks for a smoke-only loss and longer where framing or a roof is being rebuilt. Storage is climate-controlled and the inventory stays available to the owner throughout. Return delivery is scheduled once the last of the odor work has been rechecked.
