Most inspections here end with a moisture meter and a flashlight rather than a sample jar. The finding that keeps repeating in these four counties is seasonal and structural: damp joists and a stained subfloor in July while every fixture in the house is dry, in a crawl space vented to outdoor air that has been sitting above 60 percent relative humidity for weeks. Once that pattern is written down in readings, the cause is not in dispute, and a culture plate adds a fee and a delay without adding an instruction.
There is one situation where the sampling should come from somebody other than us. When the person holding the pump is also the person who would sell you the removal, the number is worth less than it looks on the page, no matter how carefully it was taken. If you need a disinterested result for a sale, a lease dispute or a carrier, hire an industrial hygienist who does no remediation work and have them come back at the end. Either way you get our readings, our photographs and a scope you can hand to anyone.

How the work runs
Walk the building with instruments, not opinions
A pin and pinless meter on framing, wallboard and flooring, plus temperature and relative humidity in each room, gives a map of where water is and where it is not. Numbers get written down where they were taken. That record is what makes a second visit useful.
Read the crawl space and the attic before the living space
In this region the two unconditioned volumes tell most of the story, because both of them exchange air with a climate that spends the summer well outside the EPA's 30 to 50 percent recommendation. Subfloor moisture content, joist surface temperature and the condition of the ground cover come first. What the finished rooms show is often the tail end of something that started overhead or underneath.
Decide honestly whether a sample is worth taking
If the growth is visible and the moisture source is identified, we will say that sampling changes nothing and skip it. If the source is hidden, if the complaint is real but nothing is visible, or if somebody outside the transaction needs proof, then a sample has a job to do. That decision gets explained before any money is spent.
Put the findings in writing
The report gives locations, readings, photographs, the suspected source and a scope with quantities. It does not diagnose anybody and it does not speculate about species. It is written so a carrier, a landlord or a second contractor can act on it without calling us.
Hand the work to whoever should do it
Some inspections end with a plumber, some with a roofer, some with a mechanical contractor sizing dehumidification, and a few end with nothing more than a recommendation to change how a bathroom is ventilated. Remediation is one possible outcome of an inspection, not its purpose. If the honest answer is that you have a small cleanable patch and a fan that needs rerouting, that is the answer you get.
Dehumidifier grain depression is recorded daily. A dehumidifier that is not pulling a measurable difference between intake and exhaust is not working and gets swapped.

Questions that come up
Should I test before I do anything?
In most cases, no. Visible growth plus a known water source is already a complete instruction, and the laboratory report will not add to it. Spend the money on finding the water instead, which is the part that determines whether the repair holds.
Will a test tell me whether my family is safe?
No, and nobody in this trade should tell you otherwise. Air and surface sampling describes what is in a building, not what it means for a person, and that second question belongs with a doctor. We will give you every reading we take and stop there.
Who should collect the samples if I want them?
Someone with no financial interest in the remediation. An industrial hygienist who does not sell removal can sample before and after, and the result carries more weight with a carrier or a buyer for exactly that reason. We are glad to work alongside one and to be measured by their numbers.
Does a clearance test close out the job?
It can, when a third party has asked for one, and that is the point in the process where an outside sampler is clearly worth the fee. More often the honest close-out is a set of moisture readings showing the affected framing back in line with unaffected framing in the same building, plus photographs of the repaired source. Dry wood and a fixed leak are the durable result; a passing number on wet framing is not.
Before you call
If a ceiling is holding water, do not stand under it and do not poke it from below. Say so on the call; that detail moves a job to the front of the queue.
